Choose the Topeka program contact and preparation path before applying

Topeka Opportunity to Own, general homebuyer counseling and Habitat homeownership have different files and purposes. Compare mortgage providers above, then contact the organization responsible for the route you are considering. The Kansas hub explains separate statewide program areas and obligations.

Use MMI's current TOTO contact for the local purchase file

Money Management International says Housing and Credit Counseling, Inc. merged with it on January 1, 2026. Its HCCI welcome page continues to identify Topeka Opportunity to Own (TOTO), combining first-time buyer education, financing and home rehabilitation. Call the dedicated local contact, 785-234-0217 or 800-383-0217, to ask how to begin a current TOTO file. Confirm the actual property jurisdiction, participating lender and application requirements with the program.

Explain whether you already have a proposed home and whether it needs repairs. Ask how purchase financing, inspection, rehabilitation and closing are sequenced; request the current assistance agreement and an explanation of any repayment or occupancy obligations. Obtain a written estimate of the cash still needed and confirm funding before making it part of a closing plan. An older city plan or a general counseling appointment does not establish the current TOTO terms.

Ask for the certificate named in your loan or assistance requirements

MMI offers pre-purchase counseling and separate online education courses, and tells buyers to check lender acceptance before starting. For the proposed Topeka financing, identify the service, current fee and certificate required rather than assuming a self-paced class replaces an individual appointment. MMI's general homebuyer page says it is not a lender and does not itself offer down payment assistance, although local programs may be available. Use the TOTO contact for that local program's terms; completing a general MMI course does not approve a mortgage or award assistance.

Plan for Habitat's selection and partnership process

Topeka Habitat's homeownership route reviews housing need, ability to make mortgage payments and willingness to partner. The partnership includes regular meetings, sweat equity, maintenance classes and financial wellness counseling. Its process reviews the finances and circumstances of everyone who would live in the home. Ask staff which household and live-or-work-in-Shawnee-County requirements apply to the next selection cycle and which documents to prepare.

Habitat accepts applications during announced selection windows and provides a signup for notices of future opportunities. Call 785-234-4322 to confirm the next window, eligible homes and expected preparation timeline. This is a selected-home purchase and mortgage process; the page does not describe a cash grant to apply to any privately chosen house. Discuss how this route fits your moving schedule before assuming that a directory lender's preapproval or a completed class secures a Habitat home.
