The starting point

Start with lenders that can serve your needs, then compare written loan offers on the same terms.

Start with your plans

Write down the property location, purchase or refinance goal, intended down payment, and timing. Use those details to ask each company whether it offers the financing you need. A local office alone does not tell you which products are available.

Include different kinds of providers in your search: banks, credit unions, mortgage companies, and brokers. The CFPB recommends comparing at least three loan offers from different lenders.

Make your first conversation useful

Use the same questions with every provider. Keep their answers with your shortlist so you can compare service as well as cost.

  • Who will be my main contact, and how can I reach them?
  • Do you offer financing for this property type and location?
  • What information do you need to assess my options?
  • What is your expected timeline, and what might delay it?
  • Which fees apply, and when would I pay them?

Get the details in writing

When you are ready to compare specific loans, request Loan Estimates using the same loan type, amount, and term. Review the proposed rate, fees, monthly costs, and rate-lock status together.

A Loan Estimate shows terms the lender expects to offer. Receiving one does not mean the loan has been approved. Ask for errors to be corrected and for unfamiliar features to be explained.

Keep the directory in perspective

A directory helps you organize research; it cannot establish that a loan is right for you. Confirm current products and contact details directly. For help reviewing offers, the CFPB points consumers to HUD-certified housing counselors.
