Review the Lawrence land-trust purchase alongside the mortgage
Tenants to Homeowners offers a Lawrence Community Housing Trust purchase route with obligations that continue after closing. Compare providers above, then ask the organization and lender how the particular home and financing fit together. The Kansas hub covers separate statewide assistance programs.
Read the ground lease and resale formula before comparing prices
Tenants to Homeowners describes separate ownership of the house and the land: an eligible buyer purchases the home and leases the land through the housing trust. Its ground lease contains a resale-price formula intended to keep the home affordable for another eligible buyer. Request the actual lease and resale agreement, then ask staff how improvements, a future sale or refinancing would be handled. A reduced purchase price should be considered together with those continuing obligations.
The organization requires owner occupancy and a mortgage from a Lawrence Community Housing Trust lender. Its eligibility page considers total gross household income and says the separate Baldwin City project has different income limits. Give staff the named property and household details rather than applying a general income table to every project. Ask for the accepted lender, personal cash needed, land-lease payment and maintenance-savings contribution to include in the full monthly budget.
Keep the local workshop certificate and counseling step separate
Tenants to Homeowners and Lawrence Habitat for Humanity present free workshops covering mortgage types, lender preapproval, inspections and maintenance. Attendance is required for the Tenants to Homeowners purchase program, and participants receive a workshop certificate. Use the official registration page or call 785-842-5494 to confirm the next session, location and attendance requirements. A workshop reservation is not a reservation of a home or an approval of financing.
The purchase program also calls for budget or credit counseling before the decision to buy. Ask staff which provider now handles that step, whether your lender needs another certificate and when all documents must be submitted. Keep the workshop record, counseling completion and mortgage application identified separately. Confirm current home availability and the selection process with the organization before setting a purchase timeline.
Do not treat the city's repair application as purchase assistance
Lawrence's Housing Assistance Programs page describes rehabilitation for existing owner-occupied homes, including emergency repairs and work to meet building and maintenance codes. That city file is different from a Tenants to Homeowners purchase. For a home needing work, ask the Housing Initiatives Division at housinginitiatives@lawrenceks.gov or 785-832-3113 which current program fits the owner and address, when ownership requirements must be met and how repairs would be financed. Discuss any required work with the mortgage lender before relying on a repair program for closing.
