Start with the Kansas property's program area and written assistance terms
Kansas Housing Resources Corporation (KHRC) administers HOME-funded First Time Homebuyer assistance. KansasDPA, sponsored by Sedgwick and Shawnee counties, is a separate mortgage program with its own participating areas and obligations. Use the directories above to compare providers, then identify the named program with a participating loan officer. Directory inclusion does not establish program participation.
KHRC assistance does not cover every Kansas address
KHRC's First Time Homebuyer program excludes purchases anywhere in Johnson County and within the city limits of Kansas City, Kansas, Lawrence, Topeka and Wichita. These jurisdictions administer their own federal resources, which may or may not include purchase assistance. Establish the property's county and actual municipal boundary before applying; a lender's office location or the home's mailing city does not resolve this geographic rule.
KHRC's Homebuyer 101 page provides routes to local housing organizations and city resources in excluded areas, alongside statewide learning tools. Some links concern repairs or weatherization rather than buying a home. Ask the local administrator specifically about purchase assistance, its property area, current application process and written obligations. A resource link alone does not confirm an open program or available funds.
Separate mortgage preapproval from the KHRC reservation and inspection
KHRC's participating-lender list identifies loan officers and Kansas service areas. Its application process has the lender submit the household, asset, first-mortgage and property documents; KHRC then verifies the file and sends a funds-reservation confirmation. Ask which current county income and purchase limits apply and what remains outstanding. Mortgage preapproval alone does not complete the KHRC review or establish that assistance has been reserved.
The KHRC fact sheet describes a forgivable second mortgage without monthly payments, with an unused balance owed after an early sale. Request the current note and forgiveness notices before comparing cash needed and future obligations. The buyer must also contribute personal funds. KHRC conducts a program inspection, but buyers still arrange their own inspections. Required seller repairs and reinspection can affect closing; for new construction, the fact sheet requires the purchase contract to follow issuance of the certificate of occupancy.
Prepare both KHRC completion documents before closing
KHRC's April 2026 instructions require both individual pre-purchase counseling and homebuyer education through HUD-approved housing counseling agencies. A general online class alone does not complete both services. The sheet allows one agency for both or separate providers, and asks buyers to give the lender receipts and completion certificates for each. Confirm accepted services, appointment format, current fees and document deadlines before scheduling; keep both records in the purchase file.
For broader budget or credit preparation, use KHRC's agency-finding link or HUD's counseling referral at 800-569-4287. Ask about Kansas pre-purchase services and whether an agency can meet your program's requirements. Counseling can help organize a file, but does not approve a mortgage or reserve assistance. Keep any separate local or KansasDPA education requirement identified by its own program name.
Read KansasDPA's current grant notice and participating-area list
KansasDPA's June 2026 guide covers homes inside participating city limits or in participating counties' unincorporated areas. Buyers need not be first-time purchasers, but must occupy the home as their principal residence. Have a participating lender check the exact address against the eligible-area list and identify the mortgage and education requirements. Do not transfer KHRC's excluded-city rule or counseling checklist to this separate program.
KansasDPA's June 2026 guide requires a recorded Notice of Grant Subject to Recapture and describes repayment after a sale, disposal or refinance during the stated period. Before budgeting this assistance, ask the lender to explain the current notice, the applicable period and payoff consequences in writing. Compare the complete first-mortgage cost and remaining cash needed alongside the assistance. Confirm current product and funding availability with the lender before relying on them for a purchase.
