Check Pensacola's program notice before building an assistance budget
Pensacola's Housing Department publishes several homebuyer assistance descriptions with separate funding notices and property rules. Compare providers above, then check the specific local program and its current status with housing staff. The Florida hub explains separate statewide mortgage and assistance options.
Read each program's funding notice alongside its description
The city's homebuyer page says SHIP funding has not been determined. It marks HOME applications closed effective July 17, 2024, and says the city incentive program's ARPA funds were exhausted effective November 27, 2024. The assistance descriptions on that same page should not be treated as confirmation that applications or funds are available.
Before including local assistance in a purchase offer, contact the Housing Department about the named program, current application route and any reservation requirements. Ask which steps can be completed while funding remains uncertain, including education and preparation with a first-mortgage lender. A future update notice is not a promised reopening date.
Check the property area and the assistance loan separately
The city describes different geographic rules: its HOME description covers qualifying homes in Escambia County or Pensacola, while the city incentive description requires a home within Pensacola's city limits. Give housing staff the exact address and ask which jurisdiction and property requirements apply to any program they identify. A Pensacola mailing address alone does not settle a city-boundary requirement.
The page describes the local assistance as deferred-payment loans and requires first-mortgage qualification through a participating lender. Request the current loan agreement and an explanation of repayment and occupancy obligations before counting assistance as a grant. Ask housing staff how to confirm the lender's participation; a Mortgage Firm listing does not establish it.
Arrange local education and individual counseling for different needs
Pensacola's program page requires homebuyer education before closing and lists Community Enterprise Investments, Inc. (CEII) as a provider. CEII offers online and in-person education about mortgages, credit and preparing for closing. Confirm the course your lender and housing program accept, its fee and certificate deadline before enrolling.
CEII also provides one-on-one housing counseling for credit questions and planning a home purchase. Its Housing Counseling Department can be reached at 850-595-6234, extension 206. Ask for an individual appointment when you need help preparing your finances, and ask separately about the class schedule when you need a course certificate. Explain the proposed program and closing timetable so staff can identify the service you need.
