Coordinate the Florida mortgage, local assistance and insurance reviews
Florida Housing Finance Corporation provides statewide mortgage-program resources, while local governments administer SHIP assistance. Use the city directories above to research providers, then identify the administrator and financing product relevant to the home you intend to buy. A Mortgage Firm listing does not establish Florida Housing participation.
Identify the loan officer who handles the Florida Housing application
Florida Housing identifies its approved lenders as the contact for homebuyers: they assess program eligibility, process applications and close the mortgage. Ask the loan officer which Florida Housing products they handle and who coordinates the assistance loan. The Homebuyer Overview links the official loan-officer locator and program requirements.
Give the lender the proposed property county and complete household information. Florida Housing's overview applies county-based purchase-price and income limits. Ask the lender to check the current rules for the named program and address before treating an initial mortgage discussion as approval for state assistance.
Compare the second mortgage as well as the first
Florida Housing's assistance described on its Homebuyer Overview must accompany a Florida Housing first mortgage. Florida Assist is a deferred second mortgage that is not forgivable; listed repayment events include sale, refinance and ending primary-residence occupancy. FL HLP is a different second mortgage with a monthly payment. Include that payment when comparing the total housing obligation.
The overview also describes HFA Preferred and HFA Advantage PLUS assistance with annual forgiveness over five years, paired with specified conventional first mortgages. Ask which product is proposed, what conditions govern forgiveness and what balance could remain if your plans change. Obtain current reservation information and written terms before counting assistance toward a purchase.
Use the local SHIP contact for the correct city or county
The State Housing Initiatives Partnership program, known as SHIP, provides funding to local governments for housing assistance. Florida Housing's local-program page identifies possible uses including purchase assistance and repairs, but a statewide description does not establish what a particular local office currently offers.
Its contact directory tells applicants to check the city list first if they reside within that listed city's actual limits, and otherwise use the county list. If you are buying in a different jurisdiction, explain both your current residence and the proposed purchase address so staff can direct you to the appropriate program. Ask about its current application process, property area, education and assistance terms. Confirm with the first lender whether any proposed local assistance can be combined with the mortgage.
Confirm course approval before arranging the certificate
Florida Housing's Homebuyer Program requires approved homebuyer education. Have the lender confirm the provider, required attendees and certificate deadline for the chosen financing; ask a local SHIP office separately about its requirements if it is also involved.
HUD's Florida page links an approved housing-counselor search and provides the referral number 800-569-4287. Ask an agency about individual pre-purchase counseling when you want help preparing finances or understanding mortgage paperwork. Confirm service area, appointment format, language support and any fee, along with whether its education produces the certificate your program needs.
Check insurability and storm coverage before finalizing the budget
Florida's Department of Financial Services explains that an insurer may require an inspection of an older home's roof, plumbing, electrical system and heating or air conditioning. Ask the insurance provider which inspections and repairs it needs for the proposed address, and coordinate that review with the lender and closing schedule. A mortgage preapproval does not settle the property's insurance requirements.
The department distinguishes flood coverage from homeowners insurance and provides separate hurricane-deductible guidance. Request property-specific quotes and ask the insurer to explain the hurricane deductible in dollars, any separate flood policy, exclusions and coverage start dates. Include premiums in the ongoing housing budget and consider deductible costs separately when evaluating the cash you would need after a covered loss.
