Match Lansing-area assistance to the exact property and program

A city program, a county program and statewide mortgage assistance can have different property rules and application steps. For a Lansing purchase, identify the exact program with your lender and housing counselor before using an advertised benefit in your budget.

Start with the city boundary and its property inspection

Capital Area Housing Partnership (CAHP) publishes a separate City of Lansing down-payment-assistance section and application packet. It describes a first-time-buyer program with income and asset rules, a home within Lansing city limits, a city DPA inspection and homebuyer education before closing. A search across the Lansing area does not establish that a particular address meets the city boundary requirement.

Ask CAHP to confirm the current application process and written assistance terms for the property. Then coordinate with your lender on the inspection, education certificate and closing timetable. Confirm how much of the purchase you must fund yourself and whether money is available for your application; the program description alone is not an award.

Check the county's funding notice before relying on an open-market listing

Ingham County's notice dated October 1, 2026 says funds for homes on the general open market have been spent. It describes a narrower property category: newly constructed or rehabilitated homes supported by the Ingham County Housing Trust Fund. An ordinary listing within the county should therefore not be assumed to qualify for this assistance.

CAHP's county-program section separately asks visitors to check back in 2027. Confirm current intake and the specific home's status with CAHP and the county before planning around assistance. The county identifies the program as a second mortgage with occupancy and repayment conditions, and directs applications through a participating lender and CAHP. Request the applicable written terms and confirmation of the property's Housing Trust Fund support; do not treat the general program page as a commitment to lend.

Use education and individual counseling for different preparation needs

CAHP offers homebuyer education in live and self-paced formats. For live classes, each participant must register individually, sign in and out, and complete the whole class to receive a certificate. Check the current format, fees and completion requirements before booking, and ask the administrator of your chosen assistance program which certificate it accepts.

After its workshop, CAHP offers individual pre-purchase counseling to review a household budget, credit questions, mortgage options and possible assistance programs. Its counseling page asks visitors to complete intake forms before the first appointment. Use that meeting to separate readiness questions from the lender's loan decision and to discuss the specific city or county route you are considering. Counseling and a course certificate do not establish mortgage approval or reserve assistance funds.
