Prepare for Grand Rapids' city assistance process
If city purchase assistance is part of your plan, coordinate the lender, property review and education early. Grand Rapids has its own Homebuyer Assistance Fund and local education providers. Use these resources alongside your mortgage-provider shortlist to identify the steps that apply to your purchase.
Check participation in the city's Homebuyer Assistance Fund
Grand Rapids' Homebuyer Assistance Fund (HAF) supports qualifying first-time buyers. The city directs applicants to obtain mortgage pre-approval through a participating lender, which helps submit the HAF application. Check the city's HAF lender list and confirm participation with the person handling your loan. A directory listing, or participation in a statewide program, does not establish that a lender handles this city application.
The city's program summary describes HAF as a second mortgage with no monthly payments and a five-year primary-residence requirement tied to forgiveness. Request the actual loan terms and ask what happens if you move, sell or refinance before meeting the conditions. Include those obligations when deciding how assistance fits your plans, and confirm funding availability before counting it toward closing.
Put the property's condition on the closing checklist
HAF requires a home within Grand Rapids city limits. The city also identifies structural, mechanical, electrical and plumbing inspections, minimum property standards at closing, and lead-based-paint guidelines. Ask the lender and Community Development staff to confirm the address and required property reviews before assuming the house qualifies.
Establish who schedules the inspections and how any findings affect the proposed closing date. Mortgage pre-approval addresses only part of the purchase process; the specific home still needs to satisfy the program's property requirements. Keep the inspection questions with your financing paperwork so unresolved property issues are visible to everyone coordinating the transaction.
Choose an ICCF course format with the certificate steps in mind
ICCF Community Homes offers homebuyer education through live classes and a self-paced Framework course. Its online route includes paperwork, the course and an advising call with a housing counselor before the completion certificate is emailed. When comparing formats, allow time for that advising appointment as well as the coursework.
For a live class, ICCF requires full attendance, and its two-part sessions require both dates. Ask about interpretation, accommodations or a hardship fee waiver before registering if needed. Review current fees and the schedule on ICCF's own page, then confirm with your lender that the chosen course meets your application requirements. The class covers credit, budgeting, mortgage lending, selecting a home and closing, making it a place to prepare specific questions before committing to a financing proposal.
