Prepare the NeighborWorks Great Falls certificate and financing discussion together

NeighborWorks Great Falls offers local education, counseling and financing resources with their own intake steps. Research mortgage providers above, then organize the class, counseling and lender discussion for the actual purchase. The Montana hub covers statewide Board of Housing requirements.

Complete both attendance and counseling requirements for the certificate

NeighborWorks Great Falls requires its homebuyer course and a personalized homeownership appointment for its assistance products. For a class delivered in two live sessions, its FAQ says the buyer and co-applicant must attend both to receive the certificate. If a schedule conflict or an online course is being considered, confirm the provider's instructions and lender acceptance before registering. Check the actual class format and fee rather than assuming that one evening or another provider's course completes the requirement.

The provider's education instructions require an intake form, recent income evidence and signed disclosures before the one-to-one appointment can be scheduled. The FAQ allows counseling before the course, but the certificate is withheld until the class requirement is also complete. Coordinate both steps with the first-mortgage lender's timeline. The appointment can address budgeting and preparation questions; it does not by itself reserve an assistance loan.

Have the lender identify the specific local loan and service area

NeighborWorks Montana's partner record lists Cascade County among NeighborWorks Great Falls' service counties and identifies education, housing counseling and financial coaching. Ask the local office which services and loan products apply to the proposed address. A counseling service area is not a blanket financing approval for every property or household, and directory inclusion does not establish that a lender coordinates NeighborWorks loans.

NeighborWorks Great Falls' assistance page distinguishes deferred HOME loans from amortizing second loans and asks the first-mortgage lender to coordinate the financing review. Request the selected product's current income rules, payment schedule and written terms. If repayment is deferred, ask how a sale or refinance would affect the balance; if payments are required, include them in the housing budget. Different products on the same page should not be treated as a single assistance offer or a confirmed allocation.

Check the savings participation period before counting a match at closing

The provider also describes a matched-savings program with regular earned income, consistent monthly deposits and a minimum participation period. It requests current bank statements and says purchase of a NeighborWorks home is not required. Ask which account, deposit schedule, documentation and purchase timeline satisfy the current rules before including a match in closing funds. A savings-plan discussion is separate from the lender's mortgage qualification and the approval of an assistance loan.
