Coordinate the Fort Smith counseling file before planning assistance
Fort Smith directs purchase-assistance inquiries to the Crawford-Sebastian Homeownership Center, while its own housing assistance addresses homeowner repairs. Use the provider directory above to compare contacts, then coordinate the appropriate local file. Statewide ADFA options are covered in the Arkansas hub.
Use Crawford-Sebastian for the purchase-assistance inquiry
The city's housing page directs first-time and repeat buyers to Crawford-Sebastian Community Development Council (C-SCDC) for down payment and closing cost resources. It requires primary-residence occupancy, an approved lender, C-SCDC homebuyer education and individual budget counseling. Call 479-785-2303 to ask which named program fits your property, whether it has funds and how the lender is approved. Request the assistance agreement rather than assuming every resource has identical repayment terms.
The city's separate CDBG Housing Assistance Program addresses health and safety code conditions for qualifying existing homeowners within Fort Smith city limits. Its contact is Community Development at 479-784-2209. If a home you intend to buy needs work, ask how required repairs affect mortgage closing and whether a later homeowner repair application is appropriate. Do not count that repair resource as purchase assistance or transfer its city boundary to every C-SCDC program.
Complete the counseling packet and arrange the certificate handoff
C-SCDC's homeownership page starts with an application, individual counseling and online education. Its linked packet includes a household budget, income documentation and signed disclosures. Call extension 101 for application help or another way to provide supporting documents. The counseling disclosure preserves your choice of lender and lending products and says additional services are optional; some assistance programs have administrative fees charged at closing. Ask for the current service and fee breakdown before choosing a program.
The center links separate eHomeAmerica courses for homebuyer education, money management and foreclosure education. Its agency registration page says to contact C-SCDC before printing a completion certificate. Confirm the accepted homebuyer course, current price, any required advisor session and certificate deadline with the center and your lender. Completing a different course or finishing online lessons alone should not be assumed to complete the city's purchase-assistance file.
