Coordinate Augusta's lender, housing and counseling reviews

For an Augusta purchase, it helps to separate the mortgage application, a local assistance review and a counseling request. Each has a different purpose. Use the directory to build a provider shortlist, then establish which organization handles each step for the property you want to buy.

Ask how the lender will coordinate with Housing and Community Development

Augusta's Homeownership Assistance Program is described for first-time buyers purchasing within Augusta-Richmond County. Housing and Community Development, or HCD, describes deferred-payment and low-interest loans for eligible purchase costs and requires pre-purchase counseling. Ask HCD for current application availability and written loan terms; the program page is not a funding commitment for your purchase.

The city's published process involves a participating local lender. After a sales contract is signed, the lender sends the relevant information to HCD, which reviews the application and inspects the property. Following approval, the process includes a seller certification before closing is scheduled with the attorney. This makes the lender's familiarity with HCD's submission process a useful question when comparing providers. Do not assume that a directory listing establishes participation.

Questions to take with you

  • Who sends my file to HCD and follows up on missing information?
  • How will the HCD inspection and seller certification fit the closing schedule?
  • Which counseling certificate is accepted, and what are the assistance repayment terms?

Use the HOPE assessment to reach the appropriate counseling service

CSRA Economic Opportunity Authority's assistance page has a separate HOPE option for homebuyer education, housing and financial counseling, and mortgage-related support. The organization explicitly describes this first contact as an assessment, not an application. Select the housing-related route and explain whether you are preparing to purchase or seeking help with an existing mortgage, so the request can be directed to the relevant service.

Georgia's Department of Community Affairs lists CSRA EOA as an approved housing counseling agency in Augusta, with Burke, Columbia, McDuffie and Richmond counties named on its entry. That counseling coverage is wider than the Augusta-Richmond County property area identified by the city's purchase-assistance program. Being able to use a counselor does not establish that your intended home qualifies for city financing.

Before arranging education, confirm appointment availability, any fee and whether the certificate will meet your chosen program's requirements. Keep the counselor's next steps separate from the lender's application checklist and HCD's review. An assessment request alone should not be treated as mortgage approval or an award of purchase assistance.
