Understand which Georgia Dream program a lender is proposing

Georgia's Department of Community Affairs (DCA) offers several mortgage programs under the Georgia Dream name. They do not all use the same mortgage type, buyer rules or assistance. Identify the exact program before comparing a lender's proposal with another offer.

Apply through a participating lender and clarify the review steps

Georgia Dream applications go through participating lenders rather than directly to DCA. The lender processes the application and makes the credit decision; DCA's Georgia Dream FAQ describes a separate compliance review and funding approval. Ask which steps remain after pre-approval and who will coordinate the program documents before closing.

DCA publishes a participating-company list and a separate list of top-producing loan officers. Use those resources to check program participation when building a shortlist from the city directories above. Production volume alone does not establish service quality, and a Mortgage Firm listing does not confirm that a provider offers Georgia Dream. Ask the person handling your application about the specific product you need.

Peach Plus, Peach Advantage and Peach Select VA serve different needs

DCA lists Peach Plus and Peach Advantage for both first-time and repeat buyers. Peach Plus uses FHA or VA financing, while Peach Advantage uses conventional mortgages and directs borrowers to area-median-income lookup tools. A household that does not meet traditional Georgia Dream rules should ask about the relevant alternative, rather than assuming every Peach program has identical requirements.

Peach Select VA is a separate VA mortgage option that does not provide Georgia Dream down-payment assistance. If you are comparing it with a VA offer that includes assistance, request a breakdown of the first mortgage, closing cash and any separate assistance obligation. Compare complete financing proposals; sharing the Georgia Dream name does not make the programs interchangeable.

Check the property's county before using an advertised maximum

The traditional Georgia Dream page groups sales-price and household-income limits into the Atlanta-Sandy Springs-Roswell area, the Athens area and other Georgia counties. The listed counties define each group. An advertised statewide maximum is not a substitute for looking up the county, household size and particular mortgage program together.

Targeted-area status is a separate question. DCA explains that an eligible property may be in a designated county or census tract, and that this can affect the first-time-buyer requirement. Ask the participating lender to check the actual address and any other ownership restrictions. Do not assume that a place in the Atlanta limit group is also a targeted area, or that a city name establishes the property's census tract.

Plan for a second mortgage even when it has no monthly payment

DCA's homeownership checklist describes Georgia Dream down-payment assistance as a non-forgivable second mortgage, not a grant. It requires repayment on events including a sale, refinance or title transfer. The traditional program FAQ also identifies ending use of the home as a primary residence as a repayment event. Ask for the terms of your own assistance loan before relying on it in a budget.

The traditional program lists Standard, Protectors, Educators & Nurses (PEN), and Choice assistance options. PEN relates to specified employment fields or active military service; Choice relates to a family member living with a disability. Ask the lender which option it is evaluating and what documentation is needed. A category name alone does not establish eligibility or confirm an award.

Questions to take with you

  • What assistance balance would still be owed if I refinance or sell?
  • What cash must I contribute for closing costs that assistance will not cover?

Choose education by service area and confirm the completion steps

DCA's approved housing-counseling directory lists agencies with the counties they serve, along with a statewide online-course option. Use the service-area column when looking for a local contact. Confirm appointment availability, course format, fees and language needs directly with the agency instead of choosing solely by the city where its office is located.

The state's homeownership checklist requires education for Georgia Dream participants and notes that an approved counseling agency may have additional steps. Ask the agency how completion is documented and give that information to your lender early. Individual counseling can also provide a place to work through budget and readiness questions before selecting a mortgage; finishing a course does not itself approve the loan.
