Coordinate the New York mortgage, assistance and property reviews

The State of New York Mortgage Agency (SONYMA) works through participating lenders across the state. Browse providers by city above, then use its official resources to identify the financing and application involved. Mortgage Firm is an independent directory; inclusion does not establish SONYMA participation or loan approval.

Track the lender application and the later agency review separately

SONYMA's application page links its participating-lender list and asks buyers to prepare income, bank, debt, rental-history and tax records. Confirm the loan officer's participation and the products handled for the proposed home before submitting documents directly to the lender. The agency does not take mortgage applications or service loans itself. Its manufactured-housing lender route is separate, so an ordinary participating-lender entry should not be treated as confirmation of every product.

After a home is chosen, the application is updated with the address, final price and loan amounts. SONYMA requires a fully executed sales contract before the lender registers the loan; the completed package then needs agency and mortgage-pool-insurer review. Ask which documents and approvals remain before fixing the closing schedule. Prequalification and a signed contract are steps in the process, rather than confirmation that all financing reviews are complete.

Check the named program and the actual property address

Achieving the Dream and Low Interest Rate each have their own income and purchase-price requirements and generally require first-time-buyer status, with qualifying veteran and target-area exceptions. Both require the financed home to be the primary residence. Have the lender identify the program, county, ownership history and dwelling type before applying a limit or exception. Neither a New York office address nor a city's appearance in a directory establishes eligibility for the household or property.

SONYMA provides a Target Area lookup, but the property's address needs to be checked with the lender. A regional or county label does not establish that every home there receives the same treatment. Multiunit homes also have program-specific age, use and building requirements. Tell the lender about the number of units, construction date and any proposed agricultural use before budgeting financing; a property advertised as a two-family home does not complete that review.

Compare the DPAL agreement with the full mortgage estimate

SONYMA's Down Payment Assistance Loan (DPAL) must accompany a SONYMA mortgage, and not every participating lender offers it. The agency describes no monthly payments and forgiveness after ten years, with possible repayment after an earlier sale or refinance. Ask for the actual assistance agreement, occupancy conditions and remaining buyer contribution. Assistance without a monthly payment still needs a review of its future obligations; it should not be treated as an unconditional grant.

The DPAL page also says SONYMA will not subordinate that loan to another mortgage. Before planning a refinance, ask how the assistance balance would be resolved. Request estimates with and without the proposed assistance, including the first-mortgage rate, fees, insurance and cash needed at closing. The agency identifies a first-mortgage pricing difference for DPAL with exceptions for certain products. Have the lender explain the applicable combination rather than comparing only the assistance amount, and confirm current funds directly.

Prepare the condo or co-op project documents alongside the unit purchase

SONYMA requires a project questionnaire for condo and co-op loan applications, covering the development as well as the individual unit. Its eligibility page identifies management, sales and owner-occupancy reviews. For a co-op, the unit's share of the project's underlying mortgage enters the purchase-price-limit calculation. Ask the lender which project records and agency or insurer approvals remain, and have the managing agent explain the unit's ongoing charges. A unit's advertised price or acceptance of your offer does not show that the whole project meets SONYMA requirements.

Choose the required course and a counselor serving your county

Both Achieving the Dream and Low Interest Rate require homebuyer education. Ask the participating lender to confirm the accepted provider, required attendees and completion record before enrolling, then arrange delivery in time for the loan review. Check any separate local assistance requirement as well; a course accepted for the first mortgage should not automatically be assumed to satisfy another administrator's file.

HCR refers buyers to HomeSmartNY, whose advisor finder separates homebuyer workshops, individual counseling and other services and can be searched by county. Use it to research budget or credit-preparation help, then confirm current coverage, appointment format, language support and fees with the agency. An advisor listing does not confirm a current appointment, program funding or acceptance of its certificate for the chosen loan.
