Compare Mississippi assistance by what you pay now and what becomes due later
Mississippi Home Corporation (MHC) offers several homebuyer routes with different repayment and preparation requirements. Use the city directories above to research mortgage providers, then identify the named MHC product and its application steps. Inclusion in this independent directory does not establish program participation, funding or approval.
Confirm participation for the specific program
MHC directs buyers to an approved participating lender to prequalify and apply for its loan products. Its lender page warns that not every participating lender offers every program. Ask the loan officer handling your file to identify the product it offers and check the property county, household income, ownership history and mortgage requirements. A business on a general lender list should not be assumed to handle every MHC option.
MHC's Getting Started page describes education, property shopping and a sales contract before the lender can reserve assistance. Ask the lender what documents it needs at each stage and when it can confirm a reservation for your purchase. Keep prequalification, a reservation and final mortgage approval separate when planning the closing; a directory listing or an early conversation does not establish any of them.
Compare later payoff obligations with monthly assistance payments
Smart7 and Easy8 describe assistance as a second mortgage that becomes payable on events such as sale, refinancing, ending owner occupancy or paying off the first mortgage. These balances should not be treated as grants. Ask for the note's full payoff schedule and the balance you would owe if you moved or refinanced. Trusty10 instead describes an assistance loan repaid over 15 years; request its payment alongside the first mortgage and total taxes, insurance and other housing costs.
The ownership rules also differ. Smart7 lists no first-time buyer requirement, while Easy8 and Trusty10 describe a three-year ownership-history rule with exceptions for veterans and purchases in target areas. Have the lender check the actual address and applicable exception rather than assuming that all Mississippi purchases follow the same rule. County-income and property requirements still need review even when a first-time buyer exception applies.
Read Home4All as conditional assistance
MHC's Home4All FAQ describes a forgivable grant subject to affordability requirements and recapture provisions. It explains that selling or transferring the property during the affordability period can require repayment and that moving out may also trigger recapture. Ask for the agreement's residence period, annual occupancy documentation and repayment calculation. The word grant should not be read as unconditional permission to sell, transfer or stop living in the home without consequences.
Home4All has its own income, ownership-history, property and education review. Its program page requires an eligible area and a primary residence, and the FAQ describes property inspection and environmental clearance before disbursement. Contact home4all@mshc.com to confirm the property's eligibility, current application route and timing before planning around assistance. Ask who must complete the approved education and which mortgage and property types the current guidelines allow.
Match the course and counseling service to the purchase file
MHC requires homebuyer education for its programs and publishes face-to-face and online learning resources, including CreditSmart Homebuyer U and Fannie Mae HomeView. Confirm the accepted course and completion document with the participating lender before enrolling. Home4All has additional guidance on who must take education and MHC approval of an online course, so a general resource link should not be assumed to satisfy that file automatically.
The education-provider directory lists MHC-affiliated agencies, contact details, languages and a service comparison table. Use it to ask for pre-purchase counseling or homebuyer education specifically; mortgage-delinquency help addresses a different need. Contact the agency to confirm its service area, appointment format, schedule and any fee. An agency's office city does not establish that it serves every property in that county or the whole state.
