Choose a Tuscaloosa counseling route before assembling the purchase file

Tuscaloosa buyers can contact the city's housing counseling office or Community Service Programs of West Alabama for local preparation. Browse the mortgage providers above, then coordinate counseling and any assistance inquiry with your loan officer. The Alabama hub explains statewide AHFA products separately.

Start with the city's housing counseling office

HUD's Alabama agency list identifies the City of Tuscaloosa's Office of Community and Neighborhood Services for pre-purchase counseling, homebuyer education and budget or credit workshops. Call the department at 205-248-5080 or use the HUD-listed housingcounseling@tuscaloosa.com contact to ask about an appointment. Establish whether you need an individual budget review, a class or both, and obtain the current registration instructions directly from staff.

The city's linked counseling flyer lists pre-purchase and down payment assistance counseling among its services at no cost. That describes counseling, rather than an award of purchase funds. Ask the office whether a current assistance program applies to your proposed address, who accepts the borrower application and which lender and education documents are required. Request any assistance agreement before assuming repayment or occupancy conditions; the department's organizational CDBG and HOME grant applications are a separate process.

Separate CSP orientation, individual counseling and the mortgage certificate

Community Service Programs of West Alabama says its Financial Capabilities participants attend an orientation before enrollment. Its topics include homebuyer readiness, credit, household finances, shopping for a home and getting a mortgage. Ask CSP which orientation serves your county and how it leads to homebuyer education or an individual appointment. HUD also lists CSP in Tuscaloosa for pre-purchase counseling and workshops, with a contact number of 205-469-0394.

CSP's individual pre-purchase counseling addresses affordability and action plans for credit, savings or debt. Its page identifies a credit-report charge for that service; confirm the current charge and any separate course fee before registering. Ask your lender which education certificate it accepts and how counseling fits the completion requirements. CSP's broad education description should not be treated as confirmation that every AHFA product or local assistance program accepts the same course.
