Coordinate Toledo counseling, lender submission and property inspections

Toledo's Home at Last program has a city application route and property requirements. NeighborWorks Toledo Region provides local preparation and education. Use the provider directory above to compare contacts, then confirm participation and the city process with your lender. Statewide OHFA options are explained in the Ohio hub.

Have the participating lender handle the city application

Toledo describes Home at Last as a grant provided at closing for qualifying first-time buyers, with the application submitted by a participating lender. Its program page lists lender contacts and places HUD-approved housing counseling first in the process. Check the city's list with your loan officer and request the current award conditions; a provider listed in this directory is not automatically a Home at Last participant.

The property must be within Toledo's corporation limits. The program identifies a required home inspection and a city-provided visual paint inspection by a licensed lead risk assessor. Ask which inspections you must arrange, what the city schedules and how findings affect the transaction. Contact 419-245-1400 for city inspection questions and confirm the property and completed-file timing before setting a closing date.

Start with orientation and finish the certificate handoff

NeighborWorks Toledo Region describes a sequence of homebuyer orientation, a credit and affordability assessment, and education when the buyer is prepared to purchase. If more preparation is needed, its counselor continues working with the buyer individually. Ask how its assessment and workshop fit the Home at Last counseling requirement and which appointment should come before contacting the participating lender.

The center offers an in-person workshop and an eHomeAmerica online option with an enrollment fee. Its online-course instructions say to contact the center after completion for the code needed to print the certificate. Confirm current class availability, course cost and certificate acceptance with staff and your lender before registering. Call 419-691-2900 to ask about the right route; finishing course quizzes alone does not complete the city assistance file.
