Check the neighborhood and closing plan for a Springfield purchase
Restore SGF's assistance is tied to selected Springfield neighborhoods and a specific application process. Use the lender directory above to compare providers, then confirm the address, lender requirements and assistance documents with the program administrator.
Verify the property's location before relying on Restore SGF
Restore SGF lists Doling Park East, Fassnight, Grant Beach, Meador Park East and Woodland Heights for its down payment assistance program. The eastern portions matter: Doling Park coverage is east of Robberson Avenue, and Meador Park coverage is east of National Avenue. Use the program's boundary descriptions and neighborhood inquiry instructions to check the exact address.
The program also reviews prior homeownership, household income, purchase price and the buyer's own contribution. Being inside a listed neighborhood does not establish household eligibility or reserve funds. Request the current requirements and funding confirmation before including assistance in your purchase plan.
Review the grant restriction and coordinate with the lender
Restore SGF describes its assistance as a grant toward down payment and closing costs, with repayment required if the home is sold within five years. Read the recorded restriction before accepting funds, and ask how a later move, rental or refinance would be handled. The word grant alone does not mean the assistance is unconditional.
Its published policies require a fixed-rate mortgage from a lender with an office in Greene County. The application package includes a prequalification letter, purchase contract, household and first-time-buyer certifications, education certificate and signed program policies. Confirm that the loan officer will coordinate the closing information with Restore SGF; a listing in this directory does not establish program participation.
Ask Restore SGF for the current complete-application and certificate deadlines before setting the closing date. Allow time to supply missing documents and verify the property address. Use the administrator's current instructions if an older downloaded policy differs.
Keep the education certificate on the closing checklist
Restore SGF requires a homebuyer class and completion certificate. Its program page lists options including Fannie Mae HomeView, Framework and Finally Home! Review the available formats and fees, and confirm acceptance with both Restore SGF and the mortgage lender before enrolling.
Ask whether any additional assistance you plan to use requires individual counseling or a different certificate. Keep a copy for each organization and confirm receipt before closing. Course completion does not replace mortgage underwriting or the assistance review.
