Prepare a Spartanburg city assistance file with your lender
Spartanburg's homeowner resource page directs buyers to CommunityWorks for city purchase assistance. Start with the mortgage providers above, then confirm the program, property address and application sequence. The South Carolina hub covers statewide options; the steps below concern local assistance.
Confirm the city boundary and the lender's role
The city's linked 2025 program sheet covers new and existing homes within the City of Spartanburg that will be the buyer's principal residence. A Spartanburg mailing address alone should not settle the program boundary. Ask CommunityWorks to check the address and your first-time buyer status before relying on assistance in a purchase budget.
CommunityWorks asks applicants to be preapproved and working with a lender; the lender starts the assistance application before submitting the supporting documents. Its city program describes a subordinate loan with conditional forgiveness, rather than an unrestricted grant. Request the current agreement, forgiveness conditions and closing fees, and confirm how the funds reach your closing attorney. A directory listing does not establish program participation.
Arrange the required preparation and distinguish Northside funding
The city's 2025 sheet names a homebuyer education workshop through ReGenesis and requires a third-party home inspection before purchase. Ask CommunityWorks which workshop and completion document it currently accepts, who arranges the inspection, and when those items must reach the lender. Coordinate these steps with the purchase contract instead of treating mortgage preapproval as a complete assistance file.
CommunityWorks separately lists Northside Development Group homebuyer assistance and currently says its funds are unavailable. That notice concerns the Northside purchase program; it does not establish whether the city's other assistance has funds. Contact CommunityWorks at 864-235-6331 or hba@cwcarolina.org to identify the applicable program and verify availability before planning a closing around either source.
