Keep the local provider, county assistance and mortgage files distinct

Santa Fe buyers can research city-supported homebuyer services and a separate Santa Fe County assistance process. The application, property review and closing documents can differ between them. Browse mortgage providers above, then use the New Mexico hub for statewide Housing New Mexico programs.

Start with a provider's intake and document checklist

The city's homeownership page identifies Habitat for Humanity, Homewise and the Housing Trust as local nonprofit partners providing homebuyer services. These can include training, individual counseling, financing and financial preparation. Contact the relevant organization about the service and home opportunity you want to research. A city referral does not submit a mortgage application, reserve a home or establish that every provider offers the same assistance arrangement.

The Housing Trust's process begins with paperwork before an appointment and counseling conversation, followed by homebuyer training. Its checklist includes application and authorization forms, pay statements, tax records and bank statements. Ask for the current checklist and fee before submitting records, and identify the realtor or lender working on the purchase. A complete provider intake can organize the next discussion; keep the lender's separate loan approval and any assistance review on the closing schedule.

Coordinate the county's loan review with the first mortgage

Santa Fe County describes its down-payment assistance as a deferred-payment loan, rather than a grant. Its application asks about household income, the property, proposed financing and current housing expenses. The county lists first-time-buyer status, completed homebuyer education, a realistic household budget and mortgage approval pending county assistance among its requirements. Ask county staff to confirm the actual property's coverage and the current application requirements; a Santa Fe mailing address alone does not establish which administrator's rules apply.

County staff reviews the complete submission before a Loan Review Committee makes the assistance decision. If approved, the county prepares a note and mortgage for execution at closing, subordinate to the first mortgage. Ask the county and lender how their reviews will be coordinated and request the assistance agreement's repayment triggers before signing. Deferred payments leave a loan balance; a lender's conditional mortgage approval does not replace the county committee's decision or make the assistance unconditional.

Choose the Housing Trust application for the property's location

The Housing Trust's site separates Santa Fe applications from Los Alamos applications and describes a Homebuyer Assistance Program administered under contract with Los Alamos County. That program's description should not be treated as proof of assistance for a Santa Fe purchase. Tell the provider the property's location and ask which application and funding source it would use. If several resources are proposed, have each administrator and the mortgage lender confirm the permitted combination and required documents.
