Preparing to buy a home in Indianapolis

Use the directory to build a provider shortlist, then consider which preparation steps you still need: a homebuyer course, help organizing your finances, or a conversation about assistance. Indianapolis Neighborhood Housing Partnership (INHP) offers different services for these different stages.

Choose a course that fits your purchase plan

INHP offers instructor-led homebuyer education and a self-paced online option through Framework. Before booking a class, ask the lender or assistance administrator which course it accepts and whether there is a completion deadline for your application.

Keep the course name, format, fee, and certificate requirements in your notes. A class listing helps you choose how to learn; ask separately what documentation your proposed mortgage or assistance program needs. This is especially useful if you have already started a course and are considering a different lender.

Ask for a preparation plan if you need more than a class

INHP’s Homebuyer Preparation Program includes individual advising on credit, debt, and saving for a down payment, alongside budgeting and credit classes. Its mission focuses on homeownership for Marion County households and Indianapolis neighborhoods. If your search extends into a surrounding county, ask INHP which services and financing options apply to that property.

An advising appointment gives you a place to discuss the steps before an application. Bring the questions you cannot yet answer, such as how to organize your savings goal or what financial records to gather. Ask the advisor to separate preparation milestones from a lender’s eventual underwriting decision.

Questions to take with you

  • What does the Homebuyer Preparation Program involve, and what fees apply?
  • What should I prepare for the first advising appointment?
  • Which services can I use if I am still comparing homes in different counties?

Check whether the assistance is tied to a particular mortgage

INHP states that its own down payment assistance funds are available only with an INHP mortgage loan, subject to program rules, income certification, and funding. Its assistance page also notes that other lenders may offer different options. An INHP assistance discussion therefore needs to include the mortgage it would accompany.

When comparing a provider from this directory with an INHP option, ask each for its own financing and assistance terms. A similar assistance name or amount does not establish identical repayment conditions. Keep any proposed assistance agreement with the mortgage cost information so you can review the combined obligations.

Questions to take with you

  • Is this assistance available with the mortgage and property I am considering?
  • How is the assistance structured, and what could trigger repayment?
  • What steps must happen before assistance can be confirmed for my purchase?
