Researching homebuyer resources in Fresno
Separate three questions as you compare Fresno providers: whether purchase assistance is accepting applications, where to get preparation help, and whether a program applies to your household. Local housing agencies and education providers handle different parts of that process.
Check city and county program notices before budgeting for assistance
The City of Fresno’s housing page currently marks its Mortgage Assistance Program (MAP) as closed. The County of Fresno separately describes its down payment assistance program as suspended. Use each agency’s own notice for updates; a program brochure or a reference on another website does not establish that funds can be requested.
The County’s housing page lists participating cities, unincorporated areas, and county islands within the Fresno and Clovis area. That makes the property’s jurisdiction worth checking even when the mailing address says Fresno. Ask the city or county which office covers the exact address and which purchase resources, if any, it can currently discuss.
Questions to take with you
- Is this a city property or an unincorporated county property?
- Does the agency have a current application process or a reopening notice?
- If assistance becomes available, what agreement and repayment conditions would apply?
Use local counseling to organize the steps before a mortgage application
Self-Help Enterprises serves Fresno County as part of its San Joaquin Valley service area. Its Gateway program combines individual counseling with homeownership education and offers English and Spanish options. The program’s intake process is designed to lead to a counseling appointment and a plan for preparation.
Ask Gateway about the documents it needs, the format you can attend, and current fees. Confirm with your prospective lender or assistance administrator which completion certificate it accepts. Gateway distinguishes its preparation work from loan qualification and states that its interest form is not an official program application.
For current voucher participants, distinguish monthly support from purchase funds
Fresno Housing describes an HCV Homeownership pathway for eligible current Housing Choice Voucher participants. It can apply housing assistance toward mortgage payments, but Fresno Housing states that it does not provide the mortgage or down payment assistance through this pathway. Buyers must arrange financing separately.
The agency’s starting sequence is to speak with a lender about mortgage qualification, then contact Fresno Housing for program prescreening if the lender confirms qualification. Ask how counseling, program approval, and the housing authority and independent inspections fit together. Lender qualification alone does not complete the agency’s review.
Questions to take with you
- What do Fresno Housing and my lender each need before I begin a home search?
- Which purchase costs must I cover separately from the monthly housing assistance?
- What counseling and inspection steps must be completed for this property?
