Separate Florence city assistance from Habitat homeownership
Florence offers a municipal homebuyer contact and a separate Habitat homeowner partnership. Use the directory above to compare mortgage providers, then establish which local route fits the property and application you are researching. Statewide SC Housing resources are covered in the South Carolina hub.
Ask Community Services for the current city application steps
The City of Florence identifies a program for income-eligible first-time homebuyers and links an application and assistance summary from its program page. Call Community Services at 843-665-3175 to confirm the property's eligibility, current funding and required documents. Request the current assistance agreement so you can establish whether repayment or occupancy conditions apply; a visible application link does not confirm an available award.
Community Services also lists financial education topics including budgeting, credit, debt-to-income ratios, preapproval and mortgage payment components. Its department and program pages display different class years, so obtain the current schedule from staff before arranging attendance. Ask which sessions are required for the city application and what proof of completion your lender needs. General financial education should not be assumed to satisfy a separate mortgage program's certificate requirement.
Understand Habitat's preparation and volunteer commitment
Greater Florence Habitat describes homeownership through a partner-family process that considers housing need, ability to make mortgage payments and willingness to participate. Its qualification page requires living or working in the Greater Florence area for at least a year, but does not define that area's boundary. Ask staff to check your situation and service area rather than assuming that every Florence County address qualifies.
Habitat describes pre-purchase counseling to address credit issues, homeowner preparation provided at no cost, and a volunteer commitment completed before closing. The commitment can include construction, community service and education. Ask how classes, counseling and volunteer hours fit together, how the monthly mortgage and other housing costs are calculated, and whether applications or homes are currently available. Contact 843-665-1624 or info@florencehabitat.com; this partnership is a different application process from city assistance.
