Identify the Davenport purchase route and remaining approval documents
Davenport offers a down-payment grant route for eligible purchases and a separate Urban Homestead route for city-rehabilitated homes. They involve different property selection and application steps. Compare mortgage providers above, then check the current city file with Community and Economic Development. The Iowa hub covers statewide IFA programs.
Coordinate the city grant review with mortgage financing and inspections
Davenport's Home Buyer Down Payment Grant Program concerns homes inside Davenport city limits and requires federal household and property review. Its linked flyer asks buyers to secure fixed-rate mortgage financing before applying. Call 563-326-7765 for the current application, accepted financing documents and remaining cash needed. Ask how the city review fits the lender's closing schedule and whether funds are available for your file.
The flyer requires documented homebuyer counseling, a signed program agreement, an appraisal and a whole-home inspection by a certified inspector. It also identifies a city visual lead assessment, environmental review and floodplain restrictions. Ask who orders each inspection and which findings must be resolved before approval. An appraisal, private inspection and city lead assessment are different documents; arrange the complete file rather than assuming one report replaces the others.
The flyer says funding is not guaranteed until the agreement and passing lead documentation are signed, and identifies documents to deliver to the city after closing. Confirm the current grant conditions, occupancy obligations and final document handoff with staff. A lender preapproval or initial city eligibility review does not settle every city requirement or show that the closing funds have been committed.
Use the Urban Homestead interest list for future city-home rounds
Under Urban Homestead, Davenport acquires and rehabilitates homes, then sells them to eligible households through its loan program. The city's program page says applications for the current round are closed. Its July 2025 flyer explains that an interest list is for information; joining does not establish eligibility or place a household in numerical order. Call 563-326-7765 to ask how to receive future notices and which current income, asset and ownership-history requirements apply.
The flyer describes review of the household's ability to pay the loan and maintain the home, homebuyer education through a HUD-approved counseling agency, and homeowner's insurance to be paid before closing. Ask staff for the actual home, loan agreement, insurance estimate and course requirements when a new round is announced. This is a city-home selection process; the separate down-payment grant application does not secure an Urban Homestead property.
