Research the Champlain Housing Trust purchase process separately from the mortgage

Burlington-based Champlain Housing Trust offers a shared-equity homeownership route with its own education, application and buyer-selection process. Browse mortgage providers above, then ask CHT about the actual home and program requirements. The Vermont hub explains statewide mortgage and assistance resources separately; a directory listing does not establish that a lender handles CHT purchases.

Review the ownership and future-sale agreement

CHT's Shared Equity Program ties the purchase to continued affordability for future buyers. Its overview says the home must be owner occupied, maintained by the owner and resold through CHT to another qualified buyer. Ask the trust to explain the actual property's ownership documents, any ground lease, authorized improvements and future-sale calculation before comparing it with an open-market purchase. A reduced purchase mortgage does not remove closing costs or ongoing ownership expenses. Request the current cost breakdown and written terms for the particular home rather than treating shared equity as an unrestricted grant for any property.

Complete the certificate program and discuss the shared-equity model

CHT's HomeBuyer Education Certificate Program includes a workshop followed by an individual counseling appointment; the completion certificate comes after that appointment. Its options include self-paced online education, live virtual workshops and in-person classes. Contact the education team at 802-861-7394 about format, fees and interpretation access. The separate Shared Equity Informational Meeting explains the program's features and trade-offs. An introductory Basics of Buying session, that informational meeting and the certificate program serve different purposes. Ask which components are needed for your CHT application and mortgage, and allow time for counseling instead of assuming workshop attendance alone completes the file.

Keep the program application and a home's buyer selection identifiable

CHT's application page describes education and counseling, the shared-equity meeting, a pre-application, a full income-and-asset file and lender preapproval before entering buyer selections. Ask the homeownership team at 802-861-7373 which documents and education records must be complete for a specific home's deadline. Its FAQ says to submit one program application and notify the team about a home of interest, with updates as requested. Program qualification does not select a buyer for a home: CHT uses a separate selection process. Confirm the current steps directly and keep the application records up to date.

Confirm that the mortgage can finance the shared-equity home

CHT distinguishes income-and-asset eligibility from being ready for a mortgage. Its FAQ links lenders familiar with the program and says some lenders cannot finance homes with resale restrictions; CHT can discuss a proposed lender outside its list. Give the loan officer the actual property and shared-equity documents, and ask the trust whether the resulting preapproval meets its requirements. Identify closing cash, inspection costs and ongoing membership charges in the budget. A CHT eligibility review or familiar lender's name does not promise mortgage approval or selection for a property.
