Check assistance timing and property documents before an Anchorage offer

An Anchorage mortgage conversation may need two separate follow-ups: the assistance administrator's application sequence and the property's municipal records. Browse providers above, use the Alaska hub for statewide loan and education options, and bring the actual purchase address to the local contacts below. A directory listing does not establish participation in an assistance program.

Check the DPA notice before planning an offer

Cook Inlet Lending Center's current notice pauses new down-payment assistance requests from September 18 through approximately October 19, 2026. Existing preapprovals and application links have separate instructions. Check the notice and contact CILC about your file; an estimated reopening date is not confirmation that requests have resumed.

CILC requires its DPA preapproval before a purchase contract is signed and distinguishes it from the first mortgage lender's preapproval. Its current eligibility page also uses membership and eligible Native Community geography criteria. Have CILC check the proposed address and your application before relying on assistance. Request the written funding, repayment and mortgage-pairing terms rather than assuming that a referral or preapproval reserves money.

Use a coaching appointment to prepare specific questions

CILC's Financial Wellness service offers free coaching on credit reports, debt management and loan readiness, with an appointment link on its website. You can use that conversation to organize the household budget and identify questions for the mortgage lender. Ask separately whether a proposed assistance program requires a particular education certificate; a coaching appointment should not be treated as that certificate or as loan approval. CILC lists its Anchorage office at 3600 Spenard Road and its contact number as 907-793-3058.

Ask for the well or septic certificate early

For an Anchorage home served by a well or septic system, the municipality's Wells & Septic page describes the Certificate of On-Site Systems Approval (COSA) required before ownership transfer and identifies the seller as responsible for obtaining it. The process involves a registered engineer's testing and municipal review. Ask the seller for the certificate and supporting records, then ask the lender what documentation it needs before closing. If work on a well or septic system is proposed, contact the municipal On-Site Water and Wastewater Section at 907-343-7904 about the applicable permit and review steps. This property check is separate from the buyer's assistance application.
