Compare Kentucky assistance by repayment structure and property requirements
Kentucky Housing Corporation (KHC) offers mortgage and homebuyer resources with different borrowing obligations. Browse providers above, then use the official program information below to prepare questions about the property, loan and education steps. A listing in this independent directory does not establish KHC participation or borrower approval.
Identify the mortgage program and the property's county
KHC describes conventional, FHA, VA and Rural Housing Service mortgage options. Its Mortgage Revenue Bond options generally require first-time buyer status, with eligible repeat buyers considered in targeted areas. RHS property eligibility uses federally defined rural areas. Give the lender the actual property address and ownership history; a rural-looking neighborhood or a city name alone does not establish eligibility for either route.
KHC's eligibility page says income limits vary by program and county and that an approved lender confirms the buyer's specific eligibility. Use KHC's lender directory to find a program contact, then ask which named mortgage it can offer and which limits apply to your file. Compare that offer with other providers in this directory without assuming that every listed business offers KHC loans.
Include the down-payment loan in the payment comparison
KHC's Down Payment Assistance page describes a secondary loan repaid over 15 years for down payment or closing costs, used with a qualifying KHC first mortgage. This assistance creates another loan obligation. Ask the lender for the first-mortgage payment, assistance-loan payment and total housing payment, including taxes and insurance, rather than comparing only the cash needed at closing.
The page also describes combining assistance with other lender incentives when available. Have the lender name each proposed source and explain whether the combination is permitted, what buyer funds remain and how each balance must be repaid. An incentive mentioned in program materials does not establish that it is currently offered for your transaction.
Confirm the course for the product you are applying for
KHC's homebuyer education page links Fannie Mae HomeView, Freddie Mac CreditSmart and eHome America and describes counseling for budgeting, credit and purchase preparation. Use those resources to organize questions about your budget and closing file. Ask the lender which course or counseling service your selected mortgage accepts, what completion document is needed and whether there is a fee; a resource link alone does not establish certificate acceptance.
SAM has its own required homebuyer education course linked from its application page. Confirm that requirement with a SAM-approved lender before substituting a general course. If you need individual preparation, ask KHC about the current housing-counseling referral route and confirm appointment availability with the agency. Education and counseling help prepare a file but do not reserve assistance funds or approve a mortgage.
