Match the WCDA mortgage and assistance product before budgeting closing funds

Wyoming Community Development Authority (WCDA) offers mortgage and assistance products with different ownership-history and financing requirements. Research providers in the city directories above, then use WCDA's participating-lender list for a program discussion. Mortgage Firm is an independent directory; inclusion does not establish participation or approval.

Review ownership history, county limits and the actual property together

WCDA's Standard First-Time Homebuyer product requires no ownership interest in a primary residence during the previous three years and requires owner occupancy. Advantage and Edge do not have the same first-time-buyer requirement, but retain their own income and occupancy rules. Have the lender identify the proposed product before reviewing household records. WCDA's limits resource distinguishes product, family size and county, so a limit from another Wyoming county or loan category should not be used to decide the application.

For Standard First-Time Homebuyer financing, WCDA lists single-family homes without a rental-income option and manufactured homes on permanent foundations that meet FHA requirements. It also sets an acreage limit. Tell the lender about a manufactured home, large parcel or proposed rental use early, and ask which mortgage and property documents are needed. A Wyoming address or an advertised property type does not by itself establish that the home fits this program.

Choose the assistance loan that pairs with the first mortgage

Home$tretch is a second-lien assistance loan paired with Standard First-Time Homebuyer, Spruce Up or Edge financing. It has no monthly payment, but its guide identifies repayment on sale, transfer or refinance, and the consumer overview also identifies repayment at maturity. Request the actual agreement and review the assistance's ownership and occupancy conditions separately from the first mortgage. A product that accepts repeat buyers does not establish eligibility for every assistance pairing, and a deferred payment does not make the loan a grant.

WCDA's Amortizing DPA guide pairs that assistance with Advantage and describes monthly principal-and-interest payments and a second lien. Its income requirements follow the first mortgage. Have the lender show the combined payments, required buyer contribution, permitted closing expenses and documentation for the selected pairing. Ask how the first mortgage's financing limit affects the assistance calculation. Compare the complete purchase file and written loan conditions, rather than assuming that every WCDA assistance option can be added to any mortgage.

Keep both education completion records ready for the lender

WCDA's checklist directs buyers to Wyoming Housing Network for online and one-to-one education, followed by participating-lender prequalification and a later lender follow-up for the chosen home. Wyoming Housing Network's instructions start with its online course, then a one-to-one form and appointment scheduling. Complete the form in advance and ask which records the lender needs from each education step, including the validity of an older certificate. Online lesson completion should not be treated as the whole education file.

For household budget or credit-preparation questions, ask Wyoming Housing Network about its counseling services, appointment format and the documents to bring. HUD's Wyoming resource identifies the network as a housing-counseling contact and provides an approved-agency search and referral number, 800-569-4287. Confirm whether the discussion is the program's required education appointment or a separate counseling service. Neither a completed appointment nor prequalification reserves assistance or replaces the lender's review of the selected property.
