Identify the Oklahoma assistance product before comparing its benefits

Oklahoma Housing Finance Agency (OHFA) and REI Oklahoma offer different purchase-financing routes. The administrator's name alone does not tell you whether assistance is repayable, forgiven over time or a gift. Browse mortgage providers above, then use these official resources to identify the product and application involved. Directory inclusion does not establish participation or approval.

Have an OHFA lender check ownership history and the income definition

OHFA takes mortgage and assistance applications through participating lenders. Its lender search accepts a company name, city or county and says partners are not limited by their listed location. Confirm the loan officer's participation and which product they handle for your property; an office address in this directory does not establish OHFA approval or the lender's service area.

GOLD generally requires first-time buyer status unless the property is in a targeted area, which OHFA identifies by census tract. DREAM can serve buyers who own another property but requires the financed home to be their primary residence. GOLD considers annual gross household income by county and family size; DREAM uses mortgage-lender qualifying income. Give the lender the exact address, ownership history and household details so it can check the appropriate definition and current limits.

Plan for the regular OHFA assistance balance to become due

The assistance described in OHFA's homeownership FAQ and My DPA acknowledgment is a second mortgage without a required monthly payment. It remains repayable when the first loan matures or is paid off, the home is refinanced, ownership changes or the home stops being the primary residence. The acknowledgment also warns that insufficient sale or refinancing proceeds do not remove the repayment obligation. Request the note and a payoff explanation before treating deferred assistance as a grant or assuming a refinance will erase it.

Ask which REI Home100 form accompanies the first mortgage

REI Home100 distinguishes gift funds without a repayment obligation or second lien, a second mortgage forgiven over seven years of residence, an assistance loan repaid monthly over ten years, and a hybrid combining gift funds with a monthly repayment loan. The available form depends on the first mortgage. Ask the approved lender to name both products and show the assistance balance and any separate payment alongside the total housing budget.

REI describes no first-time buyer requirement, but the home must be the buyer's primary residence. Forgivable assistance can require repayment after a sale, refinance or move; the monthly repayment loan can leave an unpaid balance due on sale or refinance. Obtain the current agreement and ask what balance would remain if your plans change. REI's application route is through its approved lenders; participation in OHFA should not be assumed to establish REI participation, or the reverse.

Check the Housing Stability home's financing history and restrictions

OHFA's separate Housing Stability assistance concerns eligible homes built with OHFA-administered state financing, including the Housing Stability Program and Housing Trust Fund. Its February 2026 Grant Gift guide requires a financed purchase and records a deed restriction; assistance is forgiven over three years of primary-residence occupancy, with a prorated balance repayable if the buyer leaves sooner. Have an approved lender confirm the home's qualifying development and written conditions. A newly built Oklahoma home is not automatically eligible, and developer construction-funding applications are separate from the buyer's assistance file.

Distinguish the assistance acknowledgment from homebuyer education

OHFA's My DPA page requires a brief video and verification of the assistance terms, then emails a confirmation and advises retaining a printed copy or screenshot. This is distinct from a general homebuyer class. OHFA's buyer overview says classes are not required for most products; have the lender identify the course, acknowledgment and completion documents that apply to your named financing. Keep a separate Housing Stability or municipal program's requirements identified rather than transferring one form to every assistance source.

REI's conventional guidance requires education and counseling by at least one borrower when all borrowers are first-time buyers. Its education page links an online course and directs buyers to ask about their particular requirements. Confirm the accepted course, fee and certificate handoff with the lender. For individual budget or credit preparation, HUD's counseling referral number is 800-569-4287; ask an agency about pre-purchase services, its Oklahoma service area, appointment format and any fee. Counseling does not reserve assistance or approve the mortgage.
