Distinguish the NH Housing mortgage from its assistance and education steps

New Hampshire Housing offers statewide mortgage and homebuyer resources. Start with the city directories above, then confirm program participation using the agency's approved-lender finder. Mortgage Firm is an independent directory; inclusion here does not establish NH Housing approval or a provider's participation.

Name the mortgage program before checking the property limits

NH Housing's First, Flex and Preferred options have different requirements. First uses income and purchase-price limits for the property's town or city, while Preferred options distinguish income relative to area median income. Ask the approved lender to name the proposed first mortgage, identify the actual municipality and apply that program's current household and property rules. Discuss the dwelling type and owner-occupancy plan as well. A provider's office location or a city-directory label does not determine the home's program classification.

Review cash assistance as a separate mortgage obligation

NH Housing describes its down-payment and closing-cost cash assistance as a second mortgage with no periodic payments. The balance still becomes due under specified events, including sale, refinance or ending primary-residence occupancy, as well as at the end of its term. Ask the lender for the actual note and repayment conditions, the first-mortgage payment and remaining closing cash. This assistance is a loan, not a grant; a lack of monthly assistance payments does not mean the balance is automatically forgiven or available for a particular closing.

Keep First Generation eligibility separate from first-time buying

The 1stGenHomeNH fact sheet considers lifetime homeownership for borrowers and a non-borrowing spouse, and parental or guardian ownership during the homebuyer's lifetime. It also lists alternative qualifying pathways. Ask the lender which definition and records apply to everyone required to qualify, rather than using a general first-time-buyer test. The July 27, 2026 fact sheet requires all borrowers to complete face-to-face homebuyer education through AHEAD, HOMEteam or The Housing Partnership. Confirm the accepted session before choosing an online course.

The lender adds First Generation assistance during the NH Housing first-mortgage reservation; the fact sheet says the reservation confirmation reflects that assistance and borrowers sign an eligibility affidavit at closing. Ask to review the confirmation, required records and assistance agreement with the lender. The initiative has limited funding and may be suspended or terminated, so a course certificate or apparent fit with the definition should not be treated as a reserved award.

Use the education calendar to check the provider and format

NH Housing's homebuyer calendar distinguishes providers and locations, with online, virtual and in-person events. Its homeownership page directs visitors to live classes presented by HUD-approved counseling agencies and separately links online education. Tell the provider and lender which mortgage and assistance are proposed, then confirm that the specific class satisfies the required education. A listing in the calendar alone does not establish that every course format meets First Generation or another program's requirements.

Check the event details and ask the provider about the full course length, registration, current fee, language and completion record. Plan for any required individual follow-up and delivery of the certificate before the lender's deadline. Use the current calendar to find a session instead of relying on a copied event date; published events do not establish remaining seats or an approved mortgage.

Arrange individual preparation alongside the class

HOMEteam offers seminars and separate one-on-one homebuying counseling for New Hampshire residents. Contact 866-701-9097 about the service, coverage and appointment format for your situation. Use a preparation conversation to organize questions about savings, a purchase budget and the steps you need help understanding; ask what documents to bring and whether any required certificate is produced. Keep individual counseling, program education and the lender's application review as distinct tasks. An appointment does not establish financing or assistance approval.
