Identify the MaineHousing option and the requirements of the actual purchase
MaineHousing offers statewide homebuyer mortgage resources through participating lenders. Browse city directories above to research providers, then use the agency's official resources to confirm participation and the proposed loan. Mortgage Firm is an independent directory; a listing does not establish MaineHousing participation or approval.
Follow the application through the participating lender
MaineHousing's FAQ says participating lenders take, process, underwrite and close these mortgage applications; the agency purchases the loan after closing rather than reviewing it beforehand. Use the official lender list to confirm participation and ask the loan officer which option and mortgage insurer apply. Request the document checklist, including the program certifications and household-income worksheet, and identify who will service the loan. Directory inclusion and an education certificate do not complete underwriting.
The standard First Home Loan generally uses a three-year principal-home ownership test, while other options have separate ownership rules. Explain the full ownership history, including a mobile home and whether its land was owned or leased, to the lender. The FAQ also distinguishes loan reservation from the application date: reservation follows an executed purchase-and-sale agreement. Ask which reservation, lock and completion deadlines apply before setting a closing schedule; a preliminary conversation does not fix the financing terms.
Check the town grouping and distinguish First Generation from first-time buying
MaineHousing's limit tables group some towns into housing-market areas and list other locations separately. The Portland area includes specified towns in both Cumberland and York counties; other towns in those counties use different rows. Have the lender identify the exact municipality, household-size category and unit count before checking the income and purchase-price tables. Those tables carry separate effective dates. A county name or a Portland mailing address alone does not select the right row, and a program ceiling is not a household affordability estimate.
First Generation uses a lifetime principal-home ownership test rather than the standard three-year test. Its family-history or foster-care pathway must be met by at least one borrower, with the family-history route concerning never having lived in a home owned by biological parents or legal guardians. Ask the lender what certifications and records establish the applicable pathway for all borrowers. First Gen also requires approved financial-literacy and homebuyer-education classes before closing; one general course should not be assumed to satisfy both requirements.
Confirm the assistance and extra education for a multiunit purchase
MaineHousing describes standard Advantage as a down-payment and closing-cost grant; its FAQ says this option does not add a second mortgage or increase the loan amount. Ask the lender for the current grant conditions, buyer contribution and remaining closing cash. The Multi-Unit Advantage option has additional landlord education alongside homebuyer education before closing. Identify the actual assistance option, unit count and accepted certificates rather than carrying the single-family checklist into a rental-property purchase. Neither completing classes nor meeting a listed criterion reserves funds.
Review the dwelling and repair plan before treating the loan as complete financing
The First Home resource includes owner-occupied multiunit homes, condos and qualifying permanently attached mobile homes. For a manufactured home, explain its age, attachment and land arrangement so the lender can identify the relevant financing requirements. Purchase Plus Improvement combines eligible repairs with the purchase in one mortgage, subject to the combined purchase-and-improvement limit. Ask for the permitted work, contractor documents and completion or payment sequence before making commitments. A listed property category or planned repair does not show that the actual project qualifies or that every expense is financed.
Complete the educator follow-up that produces the online certificate
hoMEworks offers live classes and an eHomeAmerica route. Its course instructions require online learners to choose a hoMEworks educator and complete an educator conversation before the certificate is issued. They also require each person sharing mortgage repayment responsibility to complete education, with a separate certificate for each online participant. Confirm the required names, appointment format, current fee and document delivery with the educator and lender. Finishing online quizzes alone should not be treated as the completed certificate process.
MaineHousing's education page explains that a course accepted for Advantage may not satisfy another program requiring a HUD-approved or in-person class. Tell the educator which mortgage and any local assistance are proposed, and have each administrator confirm acceptance and certificate validity. Use an individual preparation discussion for budget or credit questions separately from the course record. If unsure which class to arrange, contact MaineHousing's Homeownership Department at 207-626-4663; course registration does not approve the loan or assistance.
