Review the IHFA mortgage, assistance balance and education record as one purchase file

Idaho Housing and Finance Association (IHFA) works through approved lenders for its mortgage and assistance programs. Use the city directories above to compare providers, then confirm participation through IHFA's official lender resource. Mortgage Firm is an independent directory; inclusion does not establish program participation or approval.

Identify the actual mortgage product before checking household eligibility

IHFA's homebuyer instructions ask buyers to prepare income documents, bank or asset statements and identification for the lender. Its lender search accepts company, city or ZIP code. Confirm that the loan officer handles the proposed IHFA product, then compare the payment budget and loan estimate for the actual purchase. A directory listing, statewide program description or online affordability estimate does not complete the lender's income, credit and property review.

IHFA's product guidance separates First Loan Tax Exempt mortgages from other purchase products. First Loan has first-time-buyer rules with targeted-county exceptions and its own income limits, while several other listed mortgage products do not require first-time status. Ask the lender to review ownership history, household income and the property's county for the selected product. The general income figure on a consumer page should not be substituted for a specialized loan's requirements.

Include the assistance payment and appraisal constraint in the closing plan

Idaho Housing's consumer assistance page describes financing provided through a second mortgage with monthly repayments alongside the first loan. The lender guidance lists a purchase-only second-mortgage product and bases its maximum assistance calculation on the lower of the sales price or appraised value, subject to mortgage-insurance financing limits. Ask the lender how the appraisal and permitted loan combination affect the assistance amount and the cash still needed at closing.

Request both mortgage terms, the combined monthly expense, required buyer contribution and any fees before treating assistance as part of the purchase budget. Compare the final closing disclosure with the original estimate and ask what changed. A repayable assistance loan is not a grant; reducing the initial cash requirement does not remove its payment obligation. Use the agreement for the selected product rather than assuming that another assistance offer has identical terms.

Confirm certificate names before registering for Finally Home!

IHFA's lender guidance requires Finally Home! education when its down-payment assistance is used, with one certificate required per loan. Have the lender confirm who needs to be named and whether the selected first mortgage has an additional education requirement. The course FAQ says a co-borrower must be included at registration to appear on the completion certificate and cannot be added afterward. Resolve the names before paying for the course, especially if a co-borrower will join the application.

Finally Home! offers online and in-person education. Its FAQ explains how to save or print the online completion certificate, or receive it after a live class. The provider does not set a certificate expiration date, but a mortgage program can impose its own completion timeframe. Ask the lender to accept the actual dated record before relying on an older certificate, and confirm the course completion window, format and current fee before registering.

Use a separate counseling conversation for budget and housing questions

Finally Home! provides one-to-one housing counseling on budgets, credit, loan options and homebuyer resources, with in-person or virtual services and English or Spanish support. Ask about the appointment, records and any cost for the specific service. Counseling can help organize questions for the lender, but the provider's FAQ makes clear that its counselors do not qualify borrowers for loans. Keep that discussion separate from the course certificate, assistance approval and property review.
